Seller's Disclosures

Since we are looking for a truly "As-Is" sale, you need to disclose as much information to the buyers as possible and put all of your cards on the table so the buyers know what "As-Is" truly is.

The first way we disclose information is by supplying the potential buyers with the home, pest, roof, chimney inspections.  We will send those to you when we get them from the inspectors. 


The second way we disclose information is by supplying the potential buyers with your own “seller's disclosures”.  ​​​​​​​​​​​​​

The third way we disclose information is by the Realtors completing their Agent's Visual Inspection Disclosure (AVID).  I will send MY AVID to you to sign along with your seller's disclosures, and you will be signing the other Agent's AVID after we pick the winning buyer.

 

Your seller's disclosures can be filled out a number of different ways:

1) Handwritten on paper (old-school, not recommended..)

2) Completed via the DocuSign electronic signature program (difficult for some..)

3) Using the simple forms that we created below, (easier to use than DocuSign!)

Of course, if you want to meet with Brian personally, he can capture your input electronically during an in-person meeting on his iPad or on a zoom call.

Seller's Disclosures are not difficult to complete.  In the form below, you will be reading the instructions using the DIA, and then filling out the two most important disclosures, the TDS, and the SPQ which are only seven pages of yes/no questions. You can download the documents ahead of time if you'd like by using the links below or we can email them to you or give them to you in-person.  ​

I think you'll find that by using the form we created below to fill out your TDS and SPQ, it will give you a much less frustrating and stressful experience.

 

Once you've submitted the form below, our team will transfer your answers over to the actual California Association of Realtors (CAR) documents and then we will send them to you via the DocuSign Electronic Signature program.   ​

In addition to the TDS and SPQ, we will also send you many other disclosures for signature.  Those documents are mainly "buyer beware" documents.

    • Advisory Regarding Completing Documents Electronically

    • Scope of Broker Duty and Selection of Vendors

    • Affiliated Business Arrangement Disclosure

    • KWBAE General Disclosures (permits, schools, views, lot size)

 

​Once you have completed the seller’s disclosures, we will email you a copy of them for your records.

 

Here are a couple of tips in regard to using the form below:

1) There are three sections of the form; The DIA, the TDS and the SPQ.  You can switch back and forth using the green dots at the top of each document

2) At the bottom of each document, you can "Save your progress", just in case you need to leave or stop.  After you click the "Save Progress" button, the system will ask you for your email address and then send you a link that you can use to come back to where you left off

3) The scrolling can get a little wonky, because the form has a scroll bar and your internet browser has a scroll bar..  So move your mouse wheel around the screen a bit while scrolling in a way that works best for you and your computer screen.  It takes a little patience, but you'll get the hang of it! 

4) Do NOT refresh your screen once you've started.  You will lose all entries and have to start over.
